The basics.

What does Authority Permit actually do?
We prepare, submit, and track permit applications across Florida on behalf of contractors, utility providers, and homeowners. We handle the forms, the jurisdiction portals, the plan review back-and-forth, and the inspection scheduling. You hire us so you don't have to deal with any of it.
Do I need a permit for my project?
Probably, yes. In Florida, most work on a structure — additions, electrical changes, plumbing, roofing, gas appliances, pools, signs, and more — requires a permit from the local building department. Minor cosmetic work (paint, flooring, simple fixture swaps) usually does not. If you're unsure, ask us before you start. It's cheaper than unpermitted work fines.
How long does it take to get a permit in Florida?
It depends on the permit type and the jurisdiction. Simple residential permits (water heater swaps, re-roofs) can issue same day or within a few business days. Commercial permits and anything requiring plan review typically take 2–6 weeks. We submit the same day we receive complete information and track every file through approval.
What areas of Florida do you serve?
All 67 Florida counties. Our concentration is in Marion, Lake, Sumter, Citrus, and Levy — which includes Ocala, Belleview, Leesburg, Tavares, Clermont, Lady Lake, The Villages, Bushnell, Wildwood, Inverness, Crystal River, Williston, Chiefland, and surrounding areas. We file statewide, from Jacksonville to Miami to the Panhandle.
How much do your services cost?
Pricing scales with volume and permit complexity. One-off permits for homeowners start at a flat fee. Ongoing contractor accounts receive volume pricing. Request a quote and we'll come back with specifics within one business day.

Working with us.

Can my clients know I'm outsourcing the permit work?
Only if you tell them. We work in the background. Permits are filed under your license. Clients interact with your company. We invoice you directly and stay invisible to the end customer.
Do you work with ongoing volume or one-off permits?
Both. Some clients send us one or two permits a year; others send us dozens per week. We adjust our workflow and pricing to match your volume.
What's the incorporated vs. unincorporated jurisdiction issue?
In Florida, a property can fall inside a city limit (incorporated) or outside of it (unincorporated county). Each has its own building department. Filing a permit with the wrong one is the single most common mistake in Florida permitting — it costs days and sometimes an entire rejected application. We verify every property's jurisdiction before filing.
Do you handle jurisdiction portal setup?
Yes. Every Florida jurisdiction uses its own portal (Accela, Citizenserve, ePlans, etc.). We set up contractor accounts with proper licensing and insurance documentation, so all your future permits file cleanly.
What trades and permit types do you cover?
Gas, building, electrical, plumbing, mechanical/HVAC, roofing, demolition, signs, pools, and spas. Plus NOC preparation and inspection coordination. If a jurisdiction issues a permit for it, we can file it.
03 — For Homeowners

Your project.

I'm doing a home project. Can you pull a permit for me?
Yes, in most cases. Florida allows homeowners to pull permits for work on their own residence (owner-builder permits). We can prepare the paperwork, walk you through any required acknowledgment forms, and file on your behalf.
What is a Notice of Commencement and do I need one?
An NOC is a legal document filed with the county clerk for most construction projects over $2,500 in Florida. It protects you from paying twice if a subcontractor isn't paid by the main contractor. We prepare and notarize NOCs in-house and record them for you.
How much will my permit cost?
Two costs apply: our service fee for handling the paperwork, and the jurisdiction's own permit fee (which varies widely by county and project value). We itemize both so you see exactly where every dollar goes.
Will I need to meet with inspectors?
For most homeowner projects, yes — someone needs to be present for inspection. We coordinate the scheduling and can communicate directly with you about timing. You don't need to do any of the jurisdiction back-and-forth.
What happens if my permit gets rejected?
It's rare with our work, but if a jurisdiction requests revisions, we handle them. Our goal is first-submission approval. When corrections are needed, we address them and resubmit at no extra charge.

What makes Florida gas permitting different?
Florida has specific requirements that differ from national code — including restrictions on certain pipe materials and specific setback rules for LP tanks. We work with these requirements daily.
Do I need a permit to replace my water heater?
In almost every Florida jurisdiction, yes. Water heater replacements require a plumbing permit (and sometimes an electrical or gas permit depending on the unit). We can file this for you same-day.
What about re-roofing after a storm?
Yes — roofing permits are required for almost all roof replacements in Florida. Post-storm work is time-sensitive, and jurisdictions often expedite these. We handle rush filings regularly.
Can I get a pool permit through you?
Yes. Pool permits combine structural, electrical, and plumbing scopes, plus Florida's pool safety barrier requirements. We assemble the full package as a single submission.
What's included with inspection coordination?
Scheduling with the jurisdiction, confirmation of timing with your install crew or you as the homeowner, follow-up on any correction notices, and re-inspection scheduling if needed. This service is included with every permit we file — no add-on fee.
